📍 Knowing how to map a franchise territory isn’t just a technical skill—it’s a strategic advantage. Whether you're a franchisor, consultant, or development coordinator, building territories the right way from the start helps you grow faster, stay compliant, and reduce conflict across your network.
At Zors, we’ve made territory mapping simple, scalable, and accurate. Our platform lets you create franchise territories using real data—from ZIP Codes and Census Tracts to radius and drive-time boundaries.
Even better, Zors helps you visualize key demographic insights before locking anything in.
This guide will walk you through the exact steps to map a franchise territory using Zors. By the end, you’ll be ready to:
✅ Build custom territories with precision
✅ Preview and analyze demographic data
✅ Save, color-code, and manage territories in your CRM
✅ Avoid common mapping mistakes and delays
The first step in building any territory is defining the actual boundary lines. This is where you determine the geographic footprint that the territory will cover, whether by selecting ZIP Codes, Census Tracts, or using a predefined radius or population-based approach.
Before you build a franchise territory, it is important to understand the two primary approaches available. You can either build the territory manually by clicking and selecting ZIP Codes or Census Tracts directly on the map or you can use the Create Territory tool.
After the territory boundaries are set, the process is the same regardless of your selected approach.
Step 1: Turn on the Appropriate Map Layer
Use the layer toggle at the top-center of the map to choose between:
📍 ZIP Code layer (Click ZIP CODE)
📊 Census Tract layer (Click CENSUS)
Step 2: Click to Select Areas
Simply click on individual tracts or ZIPs to include them in the territory (at least 2).
Each selected area will highlight.
To remove, click again.
✅ Best For: Small or highly specific territories that require surgical precision.
For larger or more strategic franchise territories, the Territory Builder gives you greater control and flexibility.
This tool lets you build territories using shapes, radius, drive-time, uploads, or ZIP search filters.
Here’s how to do it:
Use the layer toggle at the top-center of the map to turn on either the Census Tract (Click CENSUS) or ZIP Code (Click ZIP CODE) layer.
Only one of these can be turned on at a time.
🔍 ZIP Codes– Create a territory by entering ZIP Codes directly (available only when working with ZIP Code boundaries and data)
Type each ZIP Code (separate by comma - i.e., 90210, 90211, 90212, etc.)
💡If you have a table of ZIP Codes, use a comma separator tool to speed up the process (copy and paste into the tool for instant co 2. Press "Add Zip Codes"
You can also add ZIP Codes by typing in the space provided and pressing Enter on your keyboard.
Press "Calculate" to Preview the Territory
You can add addition ZIP Codes on-map by simply clicking on another ZIP Code
You can remove ZIP Codes on-map by simply clicking on another Zip Code
Proceed to "Preview" (Keep Scrolling to Learn how to Preview)
🖊️ Draw – Click to place points and draw a custom shape on the map. Double-click the last point to close the shape.
Ensure your Map Layer (CENSUS or ZIP CODES) aligns with your build method
Click the drop-down menu on the right side of the popup to cycle between "Census Tracts" and "ZIP Codes"
After drawing a custom shape, double-click the last point to close the shape. Only Zip Codes or census tracts fully within the boundaries will be selected, but you can manually add additional areas by clicking on the tract or ZIP Code.
Proceed to "Preview" (Keep Scrolling to Learn how to Preview)
🎯 Radius – Define a territory by drawing a circle around a central point, such as a prospects home or a proposed unit location. You can adjust the radius distance.
To start from a specific address, type the address in the address filed at the top of the map
Use the sliding scale on the right to define the radius distance (note, if you move the location on the map, the central point will change)
Proceed to "Preview" (Keep Scrolling to Learn how to Preview)
Press "Confirm" to preview the territory
Toggle census tracts off/on by pressing "CENSUS" (Leaving "CENSUS" selected will define the territory by those tracts that roughly fit within the circle as shown on the map, while turning off will simply use the circle).
We use census tracts in radius mode because they are smaller areas.

🚗 Time – Create a territory based on how far someone can drive in a specific time from a location (e.g., 15-minute drive time).
Type the address of a specific location the "Search Places" field
Select the "Travel Mode" (Driving, Walking or Cycling)
Drag the blue dot along the Travel Time line to set the travel time (the time will hover as you move)
Press "Calculate" to Preview the territory
Toggle census tracts off/on by pressing "CENSUS" (Leaving "CENSUS" selected will define the territory by those tracts that roughly fit within the travel time boundaries as shown on the map, while turning off will simply use the travel lines).
Zip Code level data is not available in Travel Mode because ZIP Codes are much larger than Census Tracts and less precise.

⬆️ Upload – Already have your territories? Upload them directly to Zors via PDF or Docx file. If are system does not recognize your format, simply drop us an email and we can assist at info@zors.ai.
💡Pro Tip: Easily cycle between map types based on your intended use by clicking the current map icon at the bottom left of the mapping platform. Changing the map view can make it easier to see demarcation lines and utilize certain build methods.
Once you’ve drawn or selected your territory, click the “Preview” button.
Zors will instantly generate key demographic metrics for the selected area, including:
🧍 Population
🏠 Number of Households
💵 Median Household Income
🎂 Age Distribution
These insights help you verify whether the area meets your target market criteria—before awarding the territory or adding it to the FDD.
For example, Zors will generate an Age Groups chart for every franchise territory:
All charts and graphs are saved to the CRM for easy retrieval at any time, downloadable in HD, hover friendly, and are automatically included in pre-built sales reports.
Simply click "Download" to download an image of the chart or "Data" to view and export the underlying information:
Use Preview to verify that your territory aligns with your franchise goals before proceeding.
⚠️ Important Tip: Wait for Charts to Fully Load
🕓 When a new territory is created or redrawn, Zors takes up to 30 seconds to generate all charts and graphs based on the territory’s boundaries.
During this time, you’ll see spinning wheels on the chart panels.
Do not click “Create Territory” until all charts have fully loaded.
If you save too soon, the charts and underlying data will not be included for that territory.
📌 Once all charts appear with visuals and labels, you’re good to proceed. If you choose to proceed anyway, you can populate the information later.
Once satisfied with your territory, click “Create Territory” at the bottom of the Territory Overview panel.
You’ll then be prompted to:
✏️ Name the territory (or let AI name it for you)
👥 Associate it with a contact or franchise lead
🔁 Set the status, such as:
Available
Pending
Prospect
Sold – Open
Sold – Not Open
Closed
These tags help you manage your sales pipeline and unit status at a glance. For example, our territory map layer allows you to filter and view franchise territories by lifecycle status.
Sometimes a prospect will request small adjustments to better fit their target area or operational plan. When that happens, you can quickly refine the territory without starting from scratch.
Click directly on the existing territory
A popup will appear with an “Edit Boundary” option
Select ZIP Codes or Census Tracts, depending on how the territory was built
Click to add or remove areas as needed
💡 The map preview updates in real time, so you can immediately see how the changes impact the territory shape and coverage.
Once the adjustments look right, follow the same steps outlined above to save and finalize the updated boundaries.
Once your territory is finalized, you can generate a clean, professional report directly from the platform to evaluate and share the opportunity.
📍 How to Generate the Report
Navigate to the territory through the CRM
Navigate to the Reports tab
Click “Download” under “PDF Summary Report”
💡 The report compiles key data tied to your selected boundaries, giving you a clear snapshot of population, market composition, and overall territory profile.
🚀 Customize Before You Share
